FLOOR PLANS:  ($75 to $125)
Floor Plan (Premium Style):  0 to 5,000 scanned* sq. ft.   Shows the home's flow.  Identifies room location, as well as, location of fix furniture, door swings, appliances, and window locations.      ($125).
Floor Plan (Basic Style):  0 to 5,000 scanned* sq. ft.  Shows the home's basic footprint and room locations only. ($75).
Floor Plans greater than 5,000 scanned* sq. ft. add ($20 per 1,000 sq. ft scanned or fraction thereof). 
Delivery:  Each floor plan is delivered in two formats.  One formatted with room dimensions and one without room dimensions.
*Scanned sq. ft.: Total area scanned, including: decks, patios, storage sheds, detached structures, attics, etc.
All non-MLS marketing:  Rentals, VRBO, Airbnb, Builders, etc:  Generally 2 to 3 times MLS rate or per quote. Copyright of images are assigned to purchaser.
VIRTUAL STAGING:  ($45/image)
According to potential buyers, unfurnished homes appear cold and uninviting.  Unfortunately, traditional staging which involves renting home furnishings can be an expensive and time consuming project.  One solution is virtual staging.  Virtual staging is the process of furnishing a home digitally.  
VIRTUAL TWILIGHT:  ($45/image)
Real time exterior twilight shots tend to take approximately 1.5 to 2 hours to shoot and produce and can therefore be rather expensive.  However, you can now achieve somewhat of a similar look by turning your daytime exposure into a "Virtual Twilight."  See examples in our Real Estate Portfolio.​​​​​​​​​​​​​​
Community & Amenity Photos (Ex, pools, sport courts, fitness center, main gate, etc):   $7 each.
Digital Light Bulb Replacement:  $7 each.
Digital Flame in Fireplace: $7 each.
Gated community and parking fees will be added to invoice.
Small trip charge for homes located greater than 25 miles from office.

Rights And Usage:  All images produced for an Agent or Broker (Client) may be used by the Client for any and all marketing materials and campaigns associated with the property and for the Client's self promotion.  The photos may also be used by the Client's parent company for the sole purpose of marketing the specific property photographed.  Ownership of the images remains with the Photographer, and license is granted only to the Client and Client's parent company, and not to any third party.  Any usage of the images by a third party, including but not limited to, architects, builders, stagers, designers, rental agencies, sellers or buyers, is strictly prohibited unless approved in writing by the photographer. 
At The Shoot:  The Client is responsible for the presence of an authorized representative at the shoot to approve the Photographer's interpretation of the project.  If a Client or Brokerage representative is not present and/or does not offer input, the Photographer's interpretation shall be deemed acceptable.  Agents are expected to have the property's staging and cleaning completed prior to the photo shoot.  All properties will be shot "As Is." 
After The Shoot:  Once the images and/or floor plan have been made, the photographer will perform digital retouching and deliver to agent or agent's representative within 24-48 hours (usually 24-hours).  Photo images are provided "as-is" with standard editing applied (exposure, contrast, white balance, verticals, saturation, geometry).  Additional editing (ex: object removal, also see add-on list, etc.) may incur additional cost.  Delivery of final images will be sent electronically (software: Smash) to the email address supplied by the agent or other property owner or agent.   If agreed upon beforehand, images can be delivered to the agent's office on a returnable thumb drive.
Scheduling:  Requests for photography appointments should be submitted via phone at (843) 422-2230.  
Cancellations:  If cancellation or re-scheduling is necessary, please attempt to do so within a 24-hour period.  
Inclement Weather:  In the event of inclement weather preventing photography, a new date will be scheduled at the earliest available time.
By scheduling with Ph.D. Real Estate Photography to photograph and provide other related services, along with your use of the products, signifies that you agree with these term and said terms will remain in effect for all future related jobs.
Payment:  Photographer will supply an invoice with all photography and floor plan fees detailed, delivered to the Client via email and payable upon receipt.  AirBNB, For Sale by Owner, VRBO, and other short-term rental properties are payable at end of photo shoot.  Please make check payable to:
